Schedule the inspection before receiving offers. Buyers often request a termite report upfront.

Set expectations early by setting a budget for possible treatment or repairs. Surprises during escrow can hold up your sale.

Request a termite report to protect your clients.

Sellers may hesitate to schedule an inspection to avoid costs. But skipping it puts your client’s investment at risk.

Trained inspectors know where termites hide: between walls, under roofs, or in the soil.

WDO inspection reports

A WDO inspection report covers more than just termite activity.

It also includes other wood-destroying pests and any issues that could lead to future infestations.

Some loans, like VA and FHA, may require a WDO report before closing.

What We Look for During a Termite Inspection

Section 1 items

These are active issues that need immediate action.

Termite droppings look like sand or sawdust.

If cleaned and they reappear, it points to active infestation.

Lighter color: Recent activity

Dark brown: Older issue although termites may have moved deeper into the structure

Subterranean termites build dirt-saliva tunnels from soil to wood. These protect them from predators and sunlight.

Though usually found in crawl spaces, heavy infestations may reach attics.

In such cases, both treatment and a full structural inspection are advised.

Much of the damage goes unnoticed. Termites avoid light, working inside wood and leaving the surface intact.
Most homeowners don’t inspect crawl spaces or attics, so problems build up.

Our inspectors check all major wood components, identifying damage from either termites or fungus.

Addressing it early helps preserve your structure and reduce future costs.

Winged termites (alates) are future colony kings and queens.

When they settle with a mate, they shed their wings and start a new colony.

Finding wings signals recent swarm activity and calls for immediate inspection.

A fungal issue that weakens wood, often caused by moisture and poor airflow.

If left untreated, it spreads quickly and leads to costly structural repairs.

A wood-destroying fungus that develops from leaks or water damage. It’s easy to spot and slower to damage, but still requires action.

Fix the leak, treat the fungus, and repair the wood to prevent spread.

Fungus usually accompanies wet rot. Once found, it should be scraped off, the wood treated, and the area repaired.
Common spots include attics, crawl spaces, and under sink cabinets.

Paper, wood, or cardboard under the structure can attract termites.

If infested, this debris becomes a Section 1 item.
The fix? Remove all debris and treat the soil where it was.

Section 2 items

Environmental conditions that can lead to future termite infestation.

When a structure sits directly on soil, it creates a condition called earth-to-wood contact.

This setup provides easy access for subterranean termites. Wood siding, stair bases, or door frames should be at least 6 inches above ground level to avoid exposure.

Without distance from the soil, subterranean termites don’t need mud tubes. Instead, they travel freely between the structure and their colony quickly and without detection.

To fix this, soil or mulch should be pulled back from the foundation. In some cases, installing concrete bases may also be necessary.

If this condition can’t be corrected, annual termite inspections are strongly recommended.

Paper, wood, or cardboard beneath the home (Leaky pipes or soil contact could attract termites. Book your inspection with LA’s trusted team and avoid costly repairs.if rakeable in size—is considered cellulose debris.

Even when not infested, this is a Section 2 item, as it can attract termites later. The usual cause is leftover repair materials.

The fix? Remove all debris from the subarea to prevent future termite activity.

Plumbing, shower, and roof leaks are labeled as Section 2 in a termite inspection since they aren’t caused by wood-destroying organisms.

That said, moisture creates ideal conditions for future infestations. It’s essential to hire trained inspectors who run a 10-minute shower test and check the subarea for leaks (some companies skip this step).

Attics should also be checked for ceiling stains or roof leaks.

To resolve these issues, a licensed contractor should be hired to repair all leaks properly.

Pest control in a real estate transaction

Pests, such as cockroaches, rodents, spiders, ants, bees, any pest other than wood destroying insects are of no concern in a real estate transaction, in California at least.

But there may be cases of heavy infestation. If so, who pays?

Since other pests are not enforced to be treated in an escrow transaction, the seller can pay in order to be in good standing, but it is not necessary for them to do so.

If the buyer has a sincere interest in the property, then they can pay for the treatment. In some cases, real estate agents may pay for the pest treatment to keep their clients happy.
